As a vertically integrated property management and development firm, Cardinal Group manages over 100,000 student beds and over 13,000 conventional and BTR units nationwide. Marking its 20th anniversary, this mid-market industry leader recognized years ago that its competitive advantage would stem from mastering data. While traditional property management software accurately reports immediate metrics, it often lacks the historical context to make sense of constantly changing real estate variables—such as fluctuating leasing rates, occupancy targets, and marketing leads.

Further, real estate organizations routinely have a variety of point solutions. Bringing all of the data together to gain a full operational perspective is essential.

Cardinal Group invested heavily in data hygiene to ensure its underlying insights were accurate. However, property teams remained tethered to manual workflows.

An additional data analytics challenge resulted from the fact that Cardinal Group’s initial data warehouse relied on a PostgreSQL database. While functional, PostgreSQL operated as a relational database rather than a dedicated analytical warehouse, resulting in high compute consumption and performance bottlenecks. To maintain its market leadership, Cardinal Group needed a modernized data architecture and an expert partner to execute the transition.

To update its ecosystem, Cardinal Group partnered with Google Cloud partner Searce. Searce initially demonstrated its technical capabilities by re-architecting Cardinal Group’s data extraction pipelines using Managed Service for Apache Airflow, establishing robust change data capture patterns.

Building on that success, Searce led a comprehensive project to migrate Cardinal Group’s entire data repository from PostgreSQL to BigQuery. Searce managed 80% of the technical migration—rewriting syntax and ensuring data integrity—which allowed Cardinal Group’s internal team to remain focused on delivering continuous business features without downtime.

With BigQuery supercharging its analytical infrastructure, Cardinal Group turned its attention to cutting-edge generative AI. Using the Google Agent Development Kit and Gemini models, Cardinal Group built a centralized knowledge management agent. Built on Gemini Flash, this conversational AI assistant lives directly in Google Chat, allowing onsite team members across the portfolio to instantly retrieve answers from complex SOPs, access operational handbooks, review employee resources, query the community directory, and generate secure one-time passwords.

Additionally, Cardinal Group recently integrated Gemini Enterprise directly with its Domo data platform. Operators have access to a huge breadth of data in Domo and these agents are enabling them to access portfolio specific, targeted data when they need it. Cardinal Group also launched innovation cohorts to provide staff with Gemini Enterprise creator licenses to develop field-specific, low-code tools.

These include community operations, prospect journey, resident experience, and hospitality cohorts that are driving field-led AI creation. Some target actions of those cohorts include automating operations workflows, building marketing strategist assistants, and enabling personalized hospitality experiences across all communities.

The collaboration between Cardinal Group, Searce, and Google Cloud has delivered tremendous value. Migrating to BigQuery eliminated compute overhead while fully automating daily leasing reports across the portfolio, saving community staff hundreds of hours of manual compilation.

Meanwhile, the centralized knowledge management agent, Stan, quickly gained rapid adoption among ~500 active users, to enable standardized compliance and accelerated decision-making across field teams.

Stan uses RAG and contextual guardrails alongside integrations with other systems to quickly answer operational queries from community managers on policy lookups.

On the client side, Cardinal Group elevated its partner relationships. By powering Domo BI self-service client portals with data from BigQuery, portfolio managers shifted from fielding routine data requests to leading proactive, strategic consultations.

As an ambitious mid-market organization, Cardinal Group achieved these gains by using Google Cloud’s unified workspace and AI tools without the cost or token-metering challenges common in other platforms.
